 This Colorado cannabis and hay farm is located 30 miles east of Pueblo, Colorado, in the farming and ranching  community of the Arkansas River Valley.  At just a little over a two hour drive from Denver, the farm has easy year around paved county road access.  

The climate along the Arkansas River Valley is ideal for agriculture and affords the perfect setting as a sportsman's paradise.


Land:  The property consists of 642+/- acres.   There are 2.1 miles of Arkansas River frontage.   There are two wells on the property, a domestic well pumping at 14.9 gpm and a irrigation well adjudicated for 850 acre feet of water.  The well has a new 400 gpm pump.  Augmentation water is purchased from the local provider, AGUA in Pueblo County.


There are two conservation easements on the property, with a 40 acre parcel excluded from the easements.  All improvements are on the 40 acre parcel.   A total of 125 acres are available for crops or cattle grazing. Presently, there is a licensed outdoor / indoor marijuana grow operation on the farm. Interested parties can pursue the purchase and transfer of the recreational marijuana license. 


Wildlife - Recreation: As mentioned earlier, this property is a sportsman's paradise.


A large portion of the property is managed as pristine wildlife habitat providing incredible opportunities for hunting or wildlife viewing.  Some of the wildlife that inhabit the property includes; elk, whitetail deer, mule deer, fox, coyote, bobcat, ducks, geese, scaled quail, bobwhite quail, pheasant, and turkey. Trophy deer and elk have been harvested on the property.


The Eastern Plains elk herd migrates through the property and stages here for the rut.  The season for either sex elk runs from September 1 through January 31st.


  There are catfish and trout available in the river and Jumper Creek that runs through the property.  Additionally, there are several ponds on the property that hold catfish and largemouth bass up to 5lbs.



This 642 +/- acre farm is nestled along the banks of the Arkansas River within a matrix of natural spring fed creeks and ponds

 The property sits just five miles east of the town of Boone, Colorado and ten miles west of the town of Fowler. The property is currently fully licensed and operational with the state of Colorado and the County of Pueblo for recreational marijuana cultivation and processing. There are four separate addresses on the property that could each have a separate marijuana cultivation license to provide multiple plant counts.

The property has a 4,000 square foot, fully licensed indoor Morton barn processing center with two cultivation rooms totaling (2,000 square feet) between the two rooms. There are 10,000 square feet of year round heated and cooled greenhouses space that were constructed in July 2014. The entire contiguous cultivation and processing area has the required build out to meet the Marijuana Enforcement Division and Pueblo County requirements to operate. 

 Some of these items include, outdoor cultivation security fencing and cameras as well as the processing center and greenhouse security cameras, limited access area DVR room , and all men’s, women’s handicap bathrooms. Adjacent to the farm operation sits a 2,500 square foot 6 bedroom duplex residence with two kitchens and two full bathrooms for staff housing and or offices. 


The crop irrigation well was replaced in the spring of 2016 and provides (400 gallons per minute) with 15 acre feet or roughly 5,000,000 gallons of water available. More water is available if needed up to 850 acre feet would be allowable with the Colorado Division of Water resources. The current requested irrigation water allocations provide enough water to cultivate multiple acres and tens of thousands of plants indoors and outdoors. The Farm was the first farm in Pueblo County to receive approval of and pay for “marijuana water” with Colorado Division of Water resources in December of 2014.  

The current Retail Marijuana Cultivation license allows the license holder to cultivate 3,600 plants with the potential to cultivate up to 6,000 plants in 2017 pending state approval and payment of the upgraded tier license fee increase.  The farm has current approval to cultivate over 150,000 square feet of indoor and or outdoor cultivation space with the option to expand up to just over 1,000,000 square feet or (40 acres) of licensed, indoor, outdoor or greenhouse cultivation space.  


600 of the 640 acres that comprise HT farms have been dedicated as conservation easements to preserve the abundance of native wildlife and natural waterways. The state easements allow for some farming expansion as needed. The current license holders use sustainable farming practices and are dedicated to sound land stewardship practices while working in tandem with Mother Nature. The farm uses very little water and can generate around $250,000 of revenue for each acre foot of water used in production versus what traditional corn farmers in the area that might generate roughly $300 per acre foot of water used in the cultivation of the crops. 


The vast acreage of open fields along this river front property provides the perfect environment to cultivate the majority of our crops outdoors, saving electricity and gas expenses. 

The sun shines over 300 days a year on this farm as it sits uniquely placed in the warmer Banana Belt region of Colorado, allowing for longer outdoor seasons with intense UV rays at a 4,300 feet elevation. 

The farm has proven to be an outstanding hunting, fishing and recreational gem. Some resident fish and game include; trout, bass, cat fish, turkey, pheasant, quail, duck, geese, dove, white tail deer, mule deer, elk, and the occasional antelope. The farm is actually a migratory mating area where eastern plain elk have been gathering and breeding for thousands of years.
